Loopy Studio Terms of Use (United States)
Version 1, October 14, 2026
These terms are a contract between you and DFMENDES TECNOLOGIA LTDA ("Loopy," "we" or "us"), a company organized in Brazil, CNPJ 66.624.968/0001-05, Av. Sete de Setembro, 2775, Rebouças, Curitiba, PR 80230-010, Brazil, which owns and runs Loopy Studio ("Studio"). They apply to Studio accounts in the United States. By creating an account, subscribing or using Studio, you agree to these terms and to the Privacy Policy.
1. What Studio does
You send the photos and details of a listing. Studio picks and treats the photos, builds the posts (carousel, reel and story) and writes the caption. You can download the posts or publish them to the Instagram, Facebook, TikTok and Google Business Profile accounts you connect. On Google, the post goes out with one photo and a button to the listing's page.
Studio also gives you a public page where your listings appear, at imoveis.withloopy.com, and, if you turn on Loopy Promotion, keeps bringing your listings back to your networks and to Google at the pace you choose (section 6).
2. Who can use Studio
Studio is for business use only. We sell Studio only to real estate professionals: agents, brokers and brokerages who use it in their business. It is not for personal, family or household use. By creating an account or subscribing, you confirm that:
- you are 18 or older;
- you use Studio in the course of your real estate business, and not as a consumer; and
- if you accept these terms for a company, you have authority to bind it.
If we find that an account is used for personal purposes, we may close it and refund the part of the period paid and not used.
The information you give us must be true and current, including your name, brokerage, state and license number.
The account and its access are yours. Don't share your password; you are responsible for what is done with it. On the Brokerage plan, the account administrator can invite other people, up to the plan's user limit. The administrator is responsible for what those people do in Studio and can remove them at any time.
3. Plans and limits
There are three paid plans in the United States, Agent, Agent Pro and Brokerage, each billed monthly or annually. The price of each plan, in U.S. dollars, is on the plans page and on the checkout before you pay. Prices don't include sales tax; where it applies, Paddle adds it at checkout (section 4).
- Monthly listing limit. Agent includes 10 listings a month, Agent Pro 30 and Brokerage 100.
- A listing counts once in the month when Studio prepares its promotion. Formats, networks, new attempts and the comebacks of Loopy Promotion don't count it again. Deleting a listing doesn't give back its place in that month.
- The limit renews every month of your subscription, also on the annual plan. What you don't use doesn't carry over.
- The annual plan is charged once a year and costs the same as ten months of the monthly plan.
- Before you pay, you see a preview of your post with a preview mark in the corner. After you subscribe, the posts come out without it.
- The free plan and the extra listing packs offered in Brazil are not available in the United States.
Price changes. We email you at least 30 days before a new price applies to you. The new price takes effect only from your next renewal after that notice.
4. Payment
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.
In practice, you buy your Studio subscription from Paddle, under Paddle's Buyer Terms, which name the Paddle company you buy from (for buyers in the United States, Paddle.com Inc.). Paddle charges your payment method, calculates and collects sales tax where it applies, and sends your receipts. Questions about a charge, a receipt or sales tax go to Paddle at paddle.net; you can also write to us and we will help. We never see or store your card number.
Your subscription renews automatically. At the end of each monthly or annual period, Paddle charges the price of your plan, plus any sales tax, for another period of the same length, until you cancel. Before you pay, a box that you must check yourself shows the amount, how often you will be charged, the date of the next charge and that you can cancel at any time in your account. We keep a record of your agreement. We also email you before each renewal charge, with its date and amount.
If a charge fails, your plan is suspended until the payment goes through. If you dispute a charge with your bank and the charge is reversed, we cancel the subscription.
5. Cancellation and refunds
- Full refund within 14 days. Within 14 days of your first payment for a Studio subscription, you can cancel and get all of it back. Write to hello@withloopy.com from your account email, or ask Paddle at paddle.net. Paddle returns the money to the payment method you used.
- After 14 days, cancelling stops the next renewal. On the monthly plan, you keep access until the end of the month already paid. On the annual plan, you keep access until the end of the year already paid, with no refund for the rest of that year, because the annual plan already costs two months less.
- How to cancel. In Studio, open Account and tap Manage subscription: it opens Paddle's secure page, where you cancel. You can also email hello@withloopy.com from your account email at any time, and we cancel for you.
- Deleting the account cancels the subscription right away, with no refund for the time left. If you are still within the 14 days, write to us before you delete it and we refund everything.
6. Publishing to your networks, and Loopy Promotion
- You connect your accounts on the page of Upload-Post, our publishing partner. We don't store your social network passwords, and you can disconnect at any time.
- Studio publishes only when you tell it to: when you choose the networks and tap publish, or when you turn on Loopy Promotion.
- Loopy Promotion. Once you turn it on, Studio brings your active listings back to the networks you connected and to Google, on the days of the pace you choose, at 7 p.m. in your account's time zone, which you pick when you sign up and the account administrator can change in Account. Each time, the post has a new format and a new caption written by our technology. Every Sunday we email you the week's posts, and you can skip any of them. You can change the pace or turn Loopy Promotion off at any time; turning it off cancels the posts it had scheduled. A listing stops coming back when you mark it sold or rented, and 90 days after its first post or your last confirmation that it is still available, unless you confirm again.
- Posts go out from your account and in your name, including the ones from Loopy Promotion, and you are responsible for what is published. Keep your listings up to date and skip any post that is no longer accurate.
- Instagram and TikTok don't let the integration delete posts. To remove a post from them, use their app. On Facebook, write to us and we can delete it.
- Networks change their rules and go down without notice. When that blocks a post, we tell you and you can try again, without the listing counting again.
7. Your content, your page and your contacts
- Photos, details, logo and brand remain yours.
- You promise that you have the right to use the photos you send, including the rights of the photographer and the consent of any person who can be identified in them, and that you are authorized to promote the listing.
- You allow us to store, process, adapt and publish that material only to provide Studio to you, including on your public page and on the networks you connect. We don't use your photos or posts in Loopy's advertising without asking you first.
- The posts Studio makes are yours to use to promote your listings.
- We use the performance of posts, without identifying you, to improve Studio's choices for all customers.
Your public page. Your page at imoveis.withloopy.com shows your listings, your brand, your brokerage and license details, the contact details you choose to show and the Equal Housing Opportunity statement, and search engines can find it. A listing marked sold or rented stays on the page for 30 days with a tag that says so.
Contacts from your page. A visitor who wants to talk to you taps a button to text you or email you. That opens the visitor's own messaging or email app, addressed to the mobile number or email on your page, and the message goes straight to you. Studio doesn't receive or keep the message, nor the visitor's number or email; it only counts the tap, as the Privacy Policy explains. From then on, the contact is yours: you decide how to answer, and you follow the laws on calls, texts and email that apply to you, such as the Telephone Consumer Protection Act (TCPA), the CAN-SPAM Act and your state's rules.
8. What our technology does and does not do
- Photos. Studio adjusts light, color and white balance, straightens lines and sharpens your photos, and can enlarge photos that are too small with an image model built for that. It doesn't replace the sky, add or remove objects or furniture, or hide defects of the property. Studio keeps your original photos, and only your account can see them.
- The art shows only the features you entered.
- Captions. Our technology writes the caption from your listing details and the photos, and it can get things wrong. Review it before you publish. Publishing is your decision.
- Studio doesn't guarantee any number of clients, inquiries, reach, visits or sales. That depends on the property, the price, the networks and the audience.
You are responsible for your listings. Studio helps with some rules, but it doesn't replace your judgment or your broker's.
- Fair housing. The federal Fair Housing Act (42 U.S.C. 3604(c)) forbids ads that indicate any preference, limitation or discrimination based on race, color, religion, sex, disability, familial status or national origin, and many states and cities protect more groups. Studio's captions avoid a list of phrases, but no list catches everything, and captions you edit and text you write yourself are not checked.
- Brokerage and license. Studio doesn't publish without your brokerage name and state and, in California, your license number. Your state may require more, or a minimum size or a specific place for that information. Following those rules is your responsibility.
- Financing. Studio's captions don't mention down payments, monthly payments or interest rates. If you add them, federal rules (Regulation Z) may require more information in the ad, and that is your responsibility.
- Altered images in California. California Business and Professions Code section 10140.8 requires a disclosure, and a way to see the original image, when a listing ad uses an image digitally altered beyond routine edits that don't change how the property is represented. Whether a treated photo needs that disclosure is your decision as the licensee. Studio doesn't add the disclosure and doesn't publish your original photos, so don't publish through Studio a photo that you decide needs it.
9. What you cannot do, and how to report content
You cannot:
- advertise a property you are not authorized to advertise;
- give a false price, size or feature;
- send photos from another person or company without the right to use them, or photos showing an identifiable person without their permission;
- publish content that discriminates against anyone or breaks the law;
- try to get around the plan limit, the preview mark or Studio's security, or access another person's account.
If that happens, we may remove the content and suspend or close the account, without notice in serious cases.
Reporting content. If you believe content on Studio or on a page at imoveis.withloopy.com is illegal or infringes your rights, including your copyright, email hello@withloopy.com with the link to the content, why you believe it is illegal or infringing, your name and your email. For copyright, also identify the work you own and confirm that you own it or are authorized to act for the owner. We review every report, may remove the content, and tell the account that posted it, which can answer us.
10. Availability
We work to keep Studio available at all times, but there may be interruptions for maintenance or because a provider fails. We are not responsible when social networks or Google are unavailable or change how they work.
11. Liability
- We are responsible for damage we cause directly.
- We are not responsible for content you published, for decisions of the social networks or Google, for clients or sales you didn't get, or for lost profits.
- To the extent the law allows, our total liability for all claims related to Studio is limited to what you paid for Studio in the 12 months before the claim.
- These limits don't apply to fraud, to damage we cause on purpose, or where the law doesn't allow them.
- Apart from what these terms say, we make no other promises about Studio, express or implied.
- If someone makes a claim against us because of photos, details or captions you sent, edited or published, or because of how you handled a contact from your page, you cover our reasonable costs of that claim, including reasonable lawyers' fees.
12. Ending
You can cancel the subscription (section 5) and delete the account at any time, in Account. Deleting the account erases your listings, photos and posts from Studio; posts already on the networks stay there until you delete them in each app.
We may close an account that breaks these terms (section 9), with no refund. If we close an account for any other reason, we refund the part of the period you paid and didn't use. If we shut Studio down, we tell you at least 30 days ahead and refund the part of the period you paid and didn't use.
13. Changes to these terms
We email you at least 15 days before a relevant change takes effect. If you don't agree, you can cancel before then. If you keep using Studio after the change takes effect, the new terms apply.
14. Governing law and disputes
- These terms are governed by the laws of Brazil.
- Before going to court, write to hello@withloopy.com describing the problem, and give us 30 days to try to solve it with you.
- Any dispute about these terms or Studio goes exclusively to the courts of Curitiba, State of Paraná, Brazil.
- Because these terms are a contract between businesses, each side brings claims only on its own behalf, and not as a plaintiff or class member in a class or representative action, to the extent the law allows.
- Your purchase from Paddle also follows Paddle's Buyer Terms.
- If a court finds part of these terms invalid, the rest still applies.
- These terms are written in English. If we offer a translation, the English text governs.
