Why have a website if I already use listing portals?
On a listing portal, your listing shares the screen with other agents' listings, and a client who finds you there is the portal's client: stop paying, and they stop coming. On your website, only your listings show up, under your brand, and anyone interested talks to you, not to a call center. You can keep using the portals if you want. Your website is the place that's yours, out of reach of the next price hike, and it's where your link in bio, your posts and your Google Business Profile all point.
What's on the website?
A home page with all your listings, plus a for sale and for rent filter when you have both. A page for every listing, with the photos, price, square footage, bedrooms, bathrooms, parking and whatever else you entered. As your listings add up, the cities and neighborhoods where you have several get their own page, so people searching there find your listings. Every page has a text button that reaches you with the message already written, and on a listing page it says which listing they saw. There's also an email button if you add your email. The footer carries the Equal Housing Opportunity notice.
Do my listings show up on Google?
Every listing goes into the sitemap Google reads, with a title that says the property type and the neighborhood, the way people search. That helps Google find and understand each page. Nobody controls where a page ranks, and Loopy Studio doesn't promise rankings. What it does is give every listing its own complete page with your contact info, instead of leaving it only on a listing portal.
How do clients find my website?
Through your Google Business Profile and Facebook, where the post links to the listing's page. Through the link in your Instagram bio, which Loopy Studio has ready for you to copy. And through search, when someone looks for a home in the neighborhood. Every week Loopy Promotion posts again, and every new post is one more path to your website. Whoever comes through it talks to you, and nobody else.
What do you still handle?
Adding each listing with its photos and answering the people who reach out. The website builds itself from what you add: a new listing goes in, a sold one gets a Sold badge, and one you take off the site drops off the list. You never touch code, hosting or design. At your next listing appointment, you can show the seller what their home's page will look like.
